The Maenporth Estate is just two miles from Falmouth and overlooks the beautiful Maenporth Beach. It’s a private complex with a coded entrance gate, making it safe and secure for all guests. Set in 29 acres of natural woodland, with stunning views of the cove, it’s a perfect base for family holidays. You'll find two all-weather tennis courts, a children's play area, and a Leisure Centre with an indoor heated pool, sauna and Jacuzzi. There are pool and table tennis tables - all free of charge.
The famous, award-winning Cove Restaurant is located just behind the beach, or if you'd prefer something simple, try Life's a Beach Cafe for fresh crab sandwiches or a Cornish clotted cream ice-cream. Two miles along the coast and you'll come across Helford Passage and the wonderful Ferryboat Inn which specialises in local seafood dishes. From here you can catch the foot ferry across to Helford Village, or hire a rowing boat or paddle board for the afternoon.
Maenporth is a sheltered cove with shallow waters, making it perfect for all kinds of family beach activities: the little ones will love paddling and clambering through rock pools. There’s plenty of sand and piles of pebbles for sand castle building, and beautiful clear water for swimming. Arvor Sea Kayaking offer guided kayaking trips throughout the year, and Cornwall Divers will take you on a scuba diving course from the beach! And, at low tide, you may spot the famous Scottish trawler, Ben Asdale, that was wrecked off the Maenporth coast on 30th December 1978.
The nearest town is Falmouth - the third largest natural harbour in the world. From here, take a boat trip along the Carrick Waters or hop on the ferry to St Mawes. Visit the National Maritime Museum, great for children with its hands-on approach, or catch some Grand Medieval Jousting at Pendennis Castle. Or simply sit with a cold glass of white wine in one of the waterside bars and watch the boats glide by.
Whatever you choose to do, a holiday in Maenporth offers the perfect opportunity to unwind from the stresses of everyday life and relax on the south Cornish coast.

April 2024
We love Life's a beach, fantastic location, great food and coffee, really friendly staff.
October 2023
Life's a Beach is on the top ten of my favourite places in the world. The setting is glorious, right on the beach with coastal walks available in both directions and it's open 7 days a week. The menu is perfect (in my book) and the food much more delicious than you might expect from a beach cafe. My only criticism is that it isn't open 24 hours a day!

We visit this pub often but this visit they declined our 25% off . Apparently Toad cottages were informed.. this made us feel very embarrassed. Can you comment on this please
May 2023
Excellent pub - great food and service would pop in again.
October 2021
The staff were brilliant but the food was just average, I'm afraid. We would not be likely to go there again.
June 2021
We ate here in the first couple of days of our stay. The staff were very friendly, as were the 'locals' and there is a good choice of seating areas and a varied menu. Food quality was very good and the service was prompt, all at a fair price. Would definitely go back. The Boar burger was lush !!
August 2019
We ate in The Red Lion and found the food to be well cooked and a decent portion. Service was prompt and well worth a visit.

Hooked On The Rocks, Swanpool, Falmouth, Cornwall TR11 5BG (T: 01326 311886)
Very good food at lunch time, a bit pricey but the fish is very good. A bit of a wait to get your food which makes it a bit difficult if you have kids. Very busy so booking is essential

Great restaurant, addressed all COVID concerns, excellent food and a brilliant view from the terrace.

We would love to visit Glendurgan, but cannot do so until they become dog-friendly. In contrast, Trebah gardens nearby allow dogs and they do not appear to cause any problems.

Beautiful gardens. Enjoyable walk down the gully to the village and beach. Then the steep walk back! Lovely sub tropical plants, nice cafe at the top
May 2022
Beautiful gardens with lovely cafe and second hand bookshop.
October 2021
Gardens have been kept lovely but unfortunately there were staff shortages so long queues for food or ice cream. There were no plants to buy this year but that is hardly surprising. The staff all worked very hard to make the visit pleasant. They deserve a medal!

Maenporth Beach
(Less than a mile)
(38)
A scenic sweep of golden sand flanked by cliffs, this family friendly beach looks out across Falmouth Bay towards Pendennis Castle and the lighthouse at St Anthony Head. There’s plenty of sand and shallow water which is great for children and excellent facilities, including a cafe selling great food and beach equipment, plus toilets and car park. Maenporth is also a lovely spot to launch a kayak or paddleboard, both of which can be hired on the beach during summer months. Dogs allowed from October to Easter Sunday.
Fantastic beach
April 2024
Lovely and clean, beautiful.
October 2023
Absolutely loved Maenporth. Lovely sheltered beach with fantastic cafe
August 2023
Lovely beach but early morning dog owners do not on occasion clean up on their dogs. We had to borrow a shovel on two occasions to clear the mess
August 2023
If you think this will be a quiet, hidden gem then you’d couldn’t be more wrong. It’s a very busy, active beach with lots to do and changing tides. We felt very blessed to be staying so close so we didn’t have to arrive super early to get a car parking space. Loved how safe it felt most of time, except when the fog came rolling in as fast as a wave! Enjoyed paddling, swimming, rock-pooling, playing with local dogs (after hours), someone built an incredible pyramid sandcastle which the kids and adults enjoyed.
August 2023
This beach is beautiful! Not too busy and everything is within a short distance.
July 2023
My favourite beach. Sunrise from here is something else!
April 2023
Used the beach but time off visit big waves so paddle boarding out off the question but had great fun on the body boards. Not a crowed beach parking prices reasonable, parking right on the beach .
September 2022
Lovely beach our third year in a row. The only problem which is not unique to this beach, is weaver fish. I do think visitors need to be made more aware of the adviseability of wearing beach shoes to protect against this problem. I think all beaches should have signs to this effect.
August 2022
Mix of sand and shingle beach. Quite a bit of seaweed when we were there but of the lettuce type so not too problematic. Not much in the way of waves so not good for body boarding but good for paddle boards or kayaks and swimming. Nice little take out cafe.
August 2022
Lovely beach and so convenient to Maenporth Estate. Shame about the seaweed that arrived! But beautiful nonetheless.
August 2022
Lovely beach
July 2022
Wonderful beach, very clean. Lovely view , didn’t use coffee shop so can’t comment.
June 2022
A lovely, perfect beach, ideal for everyone and great for rock pooling. Really clean too.
June 2022
Beautiful...although it did say no dogs, and there were plenty!
June 2022
Love this beach never tire of the view
October 2021
Lovely 'out of the way' beach with great outlook. Can be a bit 'smelly' when the tide it out in the lagoon nearby but does not distract from the beach or surrounds.
September 2021
Beautiful beach a hidden gem
September 2021
Great beach with a mix of sand and stones. Interesting caves when the tide is out. The tide goes out quite far so a bit of a walk to the sea but great for kids and adults alike.
September 2021
Lovely secluded beach -safe for children and doing water sports. Cafe and toilets nearby. Only downside no tap to wash sand off feet.
September 2021
Beautiful
September 2021
A bustling and busy sandy beach offering water sports and swimming and yet without the crowds of other parts of Cornwall. The coastal walks from there are glorious too.
September 2021
Great beach.
August 2021
Love this beach. It’s just stunning. Definitely returning.
August 2021
This is a great beach for swimming, snorkelling, kayaking, exploring caves and rock pooling. Clean clear water, easy car parking and toilets plus a little cafe.
July 2021
Nice beach but disappointed that many dogs were running free on it. Witnessed several dogs pooing on the beach. This is supposed to be a dog free beach from Easter to October and I visited in June. Does no one police this blatant ignoring of the rules?!!
July 2021
Lovely Sandy beach with great cafe, toilets, parking and coast paths to enjoy.
July 2021
Fantastic holiday in a beautiful location. The holiday home was spacious, clean & the whole site was Covid friendly. We chose this holiday as we felt it was the safest option during these difficult times and everything about it came up to & beyond our expectations. My granddaughter especially enjoyed using the children's playground & indoor pool. The booking procedure and use of the swimming pool was ideal. Well organised. Many, many thanks. We came home feeling relaxed after a great week.
September 2020
Best beach in the area, its like been on a Greek island when the sun is shining
September 2020
Better beach than Swan pool, ideal for young children, gently sloping, perfect for water sports
August 2020
Really convenient if staying at maenporth estate. Mix of sand, shingle and rocks. Great for rock pooling. Calm sea so safe for families and watersports such as paddle boarding and kayaking. Wasn't overcrowded even when very warm!
August 2020
Beautiful quiet cove idyllic spot
July 2020
great beach complete with smugglers cave
November 2019
Lovely beach with decent facilities, but beach needs regular cleaning even after bank Holiday week
September 2019
This is a fabulous family friendly beach as it is quite sheltered. A great place to paddle board, relax and eat ice cream! You do need to get there early as the car park and beach fills up really quickly. I would also recommend beach shoes as several people were stung by weaver fish who were hiding in the sand as the tide went out. Definitely worth a visit ????
August 2019
Perfect beach
June 2019
Lovely beach ,best off season.
June 2019
A beautiful beach and wonderful setting.
June 2019
Nansidwell Beach (Woodlands Beach)
(Less than a mile)
Found between Maenporth and Mawnan Smith, this is a small, pretty sandy beach with some shingle and rocks accessed by footpath from the road. It’s a five to ten minute walk, meaning the beach itself is often quiet and uncrowded with lovely swimming. No amenities though and the walk isn’t suitable for buggies or those with limited mobility. Also known as Woodlands Beach. Dogs allowed all year round.
Bream Cove
(Less than a mile)
A pretty sheltered cove in a secluded setting surrounded by low cliffs and woodland, Bream Cove consists of a sand and shingle beach dipping down to clear water with excellent swimming and snorkelling. At low water rock pools are exposed which children will love to explore and it’s possible to scramble over the rocks to the sandy beach next door at Gatamala Cove. There are no facilities here and no car park, but there are parking spaces on the nearby road between Maenporth and Rosemullion Head close to the Meuden Hotel, with access to the beach via footpath. Dogs welcome all year.
Prisk Cove
(2 miles)
Prisk Cove beach can only be reached on foot, either from the village of Mawnan through a pretty wooded valley or via the South West Coast Path. Located just south of Rosemullion Head the beach consists mainly of shingle with a huge expanse of rockpools exposed at low tide. Parking at Mawnan Church or on the road, dogs welcome all year.
Swanpool Beach
(2 miles)
(6)
A lovely sandy cove on the outskirts of Falmouth with lots of sand and clear water for swimming. If relaxing on the sand’s not your thing though, the beach backs onto Swanpool Nature Reserve where you can walk dogs on leads or feed the ducks and swans, and there’s also a beach cafe, kayak hire and 18 hole crazy golf course. Dogs allowed from October to Easter Sunday
A lovely beach but does get a bit crowded sometimes. Parking can be a problem in busy times too.
September 2021
Even in the middle of what has been one of the busiest summers cornwall has seen, this still offered space and attractions without the crowds. Loved being able to take the dog for a swim before 10am and after 6pm
September 2021
Lovely beach and costal walk
September 2020
Lovely beach, not fine sand but ideal for Kayaking and paddleboarding
August 2020
A lovely beach, plenty of parking, sheltered, 2 good cafe/ restaurants - whats not to like
August 2019
A beautiful beach with nice walks into Falmouth.
June 2019
April 2024
Welcome pack is lovely but some hand soap and loo roll would be more helpful than cheese straws. Having to go out and source these items after a long journey was frustrating. The Maenporth leisure centre did help us out which was great.
Thanks so much for your comments. There should have been a toilet roll in each bathroom - I'm so sorry if this was missed. As the properties are self-catering, we supply just enough to get you started.

We loved our stay. It is all so familiar now, but still feels like a real treat. Thanks for having us.
I can't apologise enough for your dusty stay. Completely our fault and not the owners, so I do hope you'll come back. We'll try to do much better next time.

August 2023
Very well equipped and cosy cottage. Ideal location. The games provided were really fun as well. Couldn't have wished for anything more.

We had a wonderful stay and will be back next year!
That's fantastic to hear! We look forward to welcoming you back!

June 2022
Property was very clean and tidy, and well equipped . Apart from minor issues mentioned above. We thoroughly enjoyed our stay, this is second time staying at Maenporth Estate and will do so again, area beautiful .
Wonderful! Thanks so much for bringing the freezer and the patio door to our attention - much appreciated. We hope to welcome you back to Maenporth again in the future.

October 2021
Closeness of swimming pool was a major bonus. Outside (street) lighting and thin curtains made sleeping a little difficult.
Many thanks for taking the time to leave a review, and for your helpful suggestion. We will certainly look at the option of blackout curtains over the winter!

September 2021
We had a really enjoyable stay. Used the pool at the leisure centre a couple of times which was lovely. Beach just down from cottage was lovely but quite a steep walk back up! Lovely cottage in lovely area if you don’t mind driving down tiny country lanes! We didn’t manage to get to the Cove as was fully booked in the evenings and we were out every day so couldn’t do lunch. Only thing we did miss was not having a shop nearby for those little essentials (milk etc). Nearest shop was Mawnan Smith but that closed at 3.45pm so usually were too late back to use. Overall a lovely stay and would certainly return if we decide to come back to Cornwall (only down side is the travelling along the A30/M5- always very busy! Thank you Toad Hall Cottages for all your help.
June 2021
The location is outstanding and my first impression of the cottage was clean, bright and welcoming. The Toad Hall bag was such a lovely touch, with local goodies. The way that COVID was being managed was clear to see with the provision of individual cleaning products, cloths, bags and V2. Our stay in the cottage was excellent, we enjoyed the local area and walking to the beach. The swimming pool was a bonus, especially as we were so close by and the staff there were very helpful. The store outside with the body boards and beach items is also so useful. There was everything we could have needed and would definitely recommend to friends and family as well as make a return visit. Also I have to say the staff who I contacted last year to rearrange my original holiday, could not have been more helpful and professional. Many thanks all round
Goodness! How much do we owe you for such a fantastic review?! We're so pleased you loved your holiday at 55 Upper Maen Cottage, and found everything to your satisfaction - especially the cleaning regime as it's such an important factor during these times of Covid. Many thanks, and we look forward to seeing you again in the future!

April 2021
Generally our stay was very comfortable in a nice property at an attractive location. However, the lack of promised WiFi for a whole week caused a lot of inconvenience (Zoom meetings missed, extra mobile data used, TV options reduced). We were informed of a possible problem on arrival day and assured it would be fixed in 1-2 days. It was still not working after 7 days but with no real explanation why.
I do appreciate your frustration and apologise again for the inconvenience caused. Unfortunately, we could only give you the information we ourselves were given i.e. there was an external fault and it was due to be fixed by the end of Tuesday. Despite various engineer visits and daily conversations with BT and Open Reach, they were unable to fix the issue. We are happy, as previously mentioned, to recompense you for the extra data used if you would be so kind as to provide us with a copy of your bill.

Very enjoyable stay, comfortable and quiet
September 2020
Yes we did enjoy our stay. It would have been good if we had been able to bring our dog but this wasn’t a dog friendly property.
I'm so sorry you weren't able to bring your furry friend but, as you know, Maenporth Estate is a dog-free area. If you thinking of heading this way again, take a peek at our dog-friendly properties - Demelza 1 or 2, Birch Cottage and Rainbow Cottage. Many thanks also, for the useful feedback you gave to help us!

We had a wonderful stay: the beds are so comfortable, the kitchen superbly equipped, great location and fantastic to be able to safely use the pool in these Covid times.
I'm so pleased you enjoyed your holiday at 55 Upper Stables, and I also appreciate how positive and understanding you've been about the pool booking system. We hope to welcome you back to Cornwall in the future!

July 2020
We enjoyed our stay at 55 Maenporth very much. Given the early 9.00 a.m checkout time, it was near impossible to fully adhere to the guest check-out protocol due to Covid, especially with young children in tow! Thank you for a memorable stay.
November 2019
Despite poor weather, even by Cornish standards, we had a great holiday and enjoyed the leisure centre . It was too wet to try the playground or tennis courts but good to have both available.
Wasn't it a wild and windy half-term! Well done to you for finding enjoyment, despite the weather!

January 2019
20th September 2018 - Lovely cottage - well equipped and so so clean. It had everything we as a family of 4 adults and 1 child needed for a relaxing holiday. Near the beach but a steep driveway - we used the car and parked in the car park. My grandson enjoyed going in the pool every morning - cottage only 2 mins from Leisure Center. Great pool and never crowded. We enjoyed all the facilities on offer. All the staff on the Estate were very polite and helpful. It was good to order a newspaper and collect from the leisure center also other items could be ordered. One of the highlights of the week was seeing the Red Arrows flying over (as it was Falmouth week) in the evening doing their display. The girls at Holiday Cornwall were so helpful when i booked the holiday and were helpful when i had queries - just sorry we ran out of time and didn't get to their office. The bag of goodies was very welcome. The outdoor store had so much beach equipment for us to use it was great.
January 2019
16th April 2018 - The house was spotlessly clean, extremely well equipped and very generously proportioned. The estate is in a great position and all the facilities were well maintained. We had a great stay, would recommend.

Very well equipped and cosy cottage. Ideal location. The games provided were really fun as well. Couldn't have wished for anything more.

Good cafe. Fair prices
October 2023
Lovely coffee and cakes
August 2023

Lovely little cafe, great food & the ice-cream is delicious. The staff could not be more helpful. Many thanks all

We only used this to buy ice creams and a bucket and spade for the kids... Ice creams wer fab!

Only bought drinks and ice-creams from here. However the food we saw other people eating looked good. As there is no local shop would have been helpful if they had stocked basic essentials like milk.

We ate in The Red Lion and found the food to be well cooked and a decent portion. Service was prompt and well worth a visit.

Very good food at lunch time, a bit pricey but the fish is very good. A bit of a wait to get your food which makes it a bit difficult if you have kids. Very busy so booking is essential
